Tenancies, recorded rent, photo inspections and maintenance for landlords.
Terrace is residential property management for an independent manager or landlord. It keeps tenancies, recorded rent, photographed inspections, reviewed maintenance and owner statements in your own account. MIT licensed.
What it does
- Set up tenancies with lease dates and rent terms, and approve renewals
- Record rent charges and rent received elsewhere, and see arrears
- Download an owner statement CSV for a period
- Complete inspections with notes and photos
- Prepare and approve maintenance, then download an email packet to send to the trade
- Move in tenancies from a CSV, with a preview and undo
- Let a preparer or agent propose work while an owner or manager approves
- Back up, restore and erase a tenancy
What it promises
- Terrace records charges and money received elsewhere; it does not collect rent, hold or move funds, or reconcile a trust account.
- Owners control imports, backups, erasure and people; managers record rent and inspections and approve proposals; members can read and prepare only.
- A payment cannot exceed what is still owed on a charge.
- An inspection needs notes and at least one photo before it is complete.
- Maintenance is approved first, sent from your own email, and then the handoff is recorded.
- Import undo stops if a tenancy has gained rent, inspections, maintenance or edits.
- Erasing a tenancy removes its dependent data, and a later archive stops older backups bringing it back.
- No legal or notice claims are made for any particular state or territory.
